Buyer Guide
The Home Buying Process in Brantford
Buying a home follows a clear path, and knowing the steps ahead of time takes most of the stress out of it. Here’s exactly how the process works in Brantford, and how our team of Brantford realtors guides you from your first conversation to closing day.
Every purchase is a little different, but almost all of them move through the same eight stages. From start to keys-in-hand, most buyers are looking at anywhere from a few weeks to a few months, depending on the market, your financing, and how quickly the right home comes along.
The 8 steps to buying a home
-
1
Get pre-approved for a mortgage
Before anything else, talk to a lender or mortgage broker and get pre-approved. You’ll know your true budget, hold a rate while you shop, and have a far stronger offer when the time comes. See our guide to mortgages and pre-approval.
-
2
Define your needs and choose your areas
Sort your must-haves from your nice-to-haves (bedrooms, yard, commute, schools) and narrow down where you want to be, whether that’s West Brant, Henderson, Holmedale, or out toward Paris and St. George. Our guide to choosing the right neighbourhood can help.
-
3
Start your home search
This is the fun part. We set you up with listings that match your criteria (including new and coming-soon homes before they hit the wider market) and tour the ones worth seeing in person, comparing them honestly against your list. You can browse our current listings any time to get started.
-
4
Make an offer
When you find the one, we build a strong, well-priced offer backed by local data, with the right conditions (financing, inspection) and deposit to protect you. In competitive situations, strategy matters. More on that in making an offer & closing.
-
5
Negotiate and reach an agreement
The seller may accept, counter, or decline. We negotiate price and terms on your behalf, keeping your interests front and centre, until you have a firm agreement you feel good about.
-
6
Complete your conditions
With an accepted offer in hand, you complete any conditions (typically a home inspection and final mortgage approval) within the agreed timeline. If something comes up, we help you decide how to respond.
-
7
Work with your lawyer to close
Your real estate lawyer handles title, the land transfer tax (and your first-time buyer rebate, if it applies), and the final paperwork. You’ll review your closing costs, sign, and your lender sends the funds.
-
8
Get your keys and move in
On closing day, ownership transfers and the keys are yours. Welcome home, and welcome to the neighbourhood.
